PF Withdrawal for Housing: How Much Money Can You Take Out?

Provident Fund (PF) savings can provide financial support to salaried employees for several housing-related expenses. Eligible EPF members can use their PF balance for purposes such as buying a house, flat or plot, repaying a home loan, constructing a house, or carrying out repairs and renovations.

Under the applicable EPFO rules, members may be allowed to withdraw up to 75% of their eligible PF balance. The balance considered for this purpose includes the employee’s contribution, the employer’s contribution and the interest accumulated on the account.

However, the maximum 75% limit does not mean every member can automatically withdraw that amount. The actual amount available depends on the purpose of withdrawal and the applicable conditions.

What Housing Expenses Are Covered Under PF Withdrawal?

EPF funds can be accessed for various housing-related requirements. These include purchasing a house, flat or plot, constructing a home and repaying an outstanding home loan.

Members can also use the facility for repairing, renovating or extending an existing house or flat. The updated withdrawal framework is intended to make partial withdrawal rules simpler and more uniform across different requirements.

How Much Can You Withdraw From a ₹10 Lakh PF Balance?

Suppose an eligible member has a PF balance of ₹10 lakh. At the maximum permissible withdrawal level of 75%, the member could potentially withdraw up to ₹7.5 lakh, while ₹2.5 lakh would remain in the account.

The ₹10 lakh balance in this example includes contributions made by both the employee and employer, along with the interest accumulated on those contributions.

It is important to remember that 75% is the maximum mentioned under the applicable rule and does not guarantee that every member will be permitted to withdraw the full amount. The final eligible amount depends on the reason for withdrawal and the relevant EPFO conditions.

Employment Period and Number of Housing Withdrawals

To use this EPFO withdrawal facility, an employee must have completed at least 12 months of employment with a company. This represents a change from the earlier framework, under which different withdrawal requirements could have different conditions relating to membership or employment duration and the amount that could be withdrawn.

For housing-related requirements, EPF members can make withdrawals up to five times during their entire membership period.

For example, a member may first withdraw money to purchase a home and later seek another withdrawal for home-loan repayment or repairs. Such withdrawals would count toward the overall five-withdrawal limit. Since every withdrawal reduces the PF balance, the amount available for future withdrawals may also decrease.

PF Withdrawals for Other Requirements

PF savings can also be withdrawn for certain other purposes, including medical treatment of family members, education and marriage.

The eligibility requirements, withdrawal limits and permitted frequency can differ depending on the purpose. Therefore, the five-withdrawal limit applicable to housing-related withdrawals should not automatically be treated as the limit for every other type of PF withdrawal.

Members should check the applicable EPFO rules and conditions before submitting a withdrawal request.
